Construction Management

 

The construction portion of the development process is as critical as any of the others.  If costs and scheduling are not managed properly, profitability will be diminished.  The over 40 years of combined developer/builder experience of Neal Graham and his associates are utilized to expertly manage all facets of the design, site development and production.  Additionally, detailed site and building construction schedules are utilized to monitor the progress of work.

 

Pre-construction services include:

 

           Solicit, review, and qualify bid proposals from subcontractors

           Extensive cost effective analysis of architectural drawings and product specifications throughout the project

           Preparation of detailed construction budgets for both on and offsite construction

           Preparation of effective financial loan packages

           Assist client in obtaining construction and/or permanent loan financing

           negotiate effective contract agreements on behalf of the client

 

Once construction begins these services include:

 

      Administer contact documents during construction for strict compliance with:

                       Production schedules

                       Product specifications

                       Pricing and terms

                       Lien free completion

                       Adherence to defined quality standards

                       HAZCOM and OSHA compliance

                       Loan draw schedules

           Complete builder service accounts payable (computer based general ledger fund control system).  Generally the payments are prepared from client- approved invoices with final checks to be signed by the client (or designated agent).

           Complete and timely budget variance analysis.

           Accurate and prompt bank reconciliations against loan and/or equity funds.

           Construction finance administration of loan draws, inspections by lender, and cost reports required by lender.

           Onsite construction supervision with experienced professional managers.

           Coordination of ongoing relationships of client/lender, construction, and marketing disciplines.

 

Neal Graham and his associates also provide post-construction services which include:

 

           Provide as-built plans as required by agencies and/or client

           Deliver lien free and on schedule completion of work at the required level of quality

           Obtain final building inspections & certificates of completions & occupancy

           File all notices of completion with appropriate recordation agencies

           Obtain final cash and bond release from local inspecting agencies

           Establish and maintain an effective customer relation program during the product warranty period
