The Promontory

80 Hillside Units San Diego, CA GOLD NUGGET GRAND AWARD, 1982 & 1987

These luxury units are constructed on a hillside promontory, utilizing hillside adaptive design and innovative parking strategies. Private two car garages are stacked with entries offset 90º which allows grade level access to each of the stacked units. The units range in size from 1600 to 2000 SF and terrace down the hillside. The minimum grading which resulted for the planning solution saved $1.5 million in export and won the approval of a local citizen's group opposed to massive hillside grading.

SOMERSET PARK
Somerset Part is sufficiently large to create it's own sense of community and within the context of the full site, several clusters of apartments were organized to create mini-neighborhoods focused on plazas, fountains, public art and landscape elements. Each element served to identify the neighborhood as a unique setting within the larger community.

RIDGELINE PARK APARTMENTS 18 DU/AC / 160 units San Bernardino, CA

In 1987, Ridgeline Park won the coveted Gold Nugget Award at PCBC for Best Affordable Attached Housing Development. The project was built entirely from private financing, yet offered rents that permitted qualified low and low-moderate income families to reside there.

LAS PALMAS APARTMENTS 19 DU/AC / 180 units Rowland Heights, CA

Las Palmas was proposed (currently un-built) as an upscale apartment community for young professionals and working couples within reasonable commute of downtown LA employment centers. The project was a mixed use effort that included both professional services and retail shops. The central recreation/office manager's quarters served as a community center and provided recreation, dining and exercise facilities.
