Site Work Construction Management
The development and construction of the site work [grading, infrastructure, utilities, paving, landscape, etc.] is possibly the most challenging and volatile phase of any project. Each project site involves many diverse and unique constraints and opportunities. The successful completion of this phase can add to, or t least preserve, proforma profit to the bottom line.
The developed lot expense usually represents
about 30% of the total sales price. In some cases the lot cost is even higher. While the direct cost to build the actual dwelling structure
is a higher percentage of the total sales price, this phase is more definable,
controllable, and manageable. Almost every site has a few surprises ‘buried’ beneath the
surface. Even with the most extensive initial surveys and analysis, the extent and magnitude of the subsurface conditions can be very devastating if not managed with the best professional expertise available.
Since entering the Building Industry in 1962,

two Arnold Palmer courses [Vallejo, Ca.]

efforts relating to the La Ventana landslide that covered the Pacific Coast
Highway in San Clemente, Ca. This
also resulted in the loss of five residences.
• Conversion
of Multiple oil producing sites to residential use [Chevron, Texaco, and Union
fields]
• Rehabilitation
of existing infrastructure within abandoned condo sites.
• Development
of all site work relating to the construction of a Greg Norman golf course and
205 custom home sites involving over 10,000,000 cubic yards of cut/fill
• Strict
compliance with Corps 404 permits, State Fish and Game 1603 permits, AQMD
fugitive dust requirements, Archeo and Paleo preservations, Salt River Projects
[Arizona], and the newest level of SWPPP enforcements.
